Reference
SARS transfer duty, 2026/27.
Transfer duty is a tax paid to SARS on the purchase of a property. It is separate from the attorney's fees and from the deeds office charge, and it is payable in cash before registration. These rates took effect on 1 April 2026.
| Purchase price | Rate | Calculated as |
|---|---|---|
| R0 to R1 210 000 | 0% | No transfer duty payable |
| R1 210 001 to R1 663 800 | 3% | On the amount above R1 210 000 |
| R1 663 801 to R2 329 300 | 6% | Plus R13 614 |
| R2 329 301 to R2 994 800 | 8% | Plus R53 544 |
| R2 994 801 to R13 310 000 | 11% | Plus R106 784 |
| Above R13 310 000 | 13% | Plus R1 241 456 |
Worked example. On a purchase of R 2 000 000, duty is R13 614 plus 6 percent of the amount above R1 663 800, which comes to R 33 786. Attorney fees, deeds office charges and bond registration costs are payable on top of that.
