What does Equity Bond actually cost me?
Nothing. Mortgage originators are paid a commission by the bank that ultimately registers the bond, and only once it registers. Your interest rate isn't increased to cover it, and the bank quotes the same rate whether the application reaches it through us or directly from you.
Why apply through an originator instead of going to my own bank?
Your bank knows what you earn, but it'll only ever give you its own view of you. The six major lenders assess the same buyer differently and price risk differently, so the spread between the best and worst offer on one application is often more than half a percent. On a bond of R1 500 000 over twenty years, half a percent is roughly R480 a month and more than R115 000 in interest.
How long does an application take?
We submit within 24 hours of receiving a complete file. Most banks come back with a decision inside two to five working days, and a few respond the same day. Registration and transfer are a separate process handled by the attorneys, and that typically runs eight to twelve weeks.
I am self-employed. Will a bank even look at me?
Yes, though the file has to be presented properly. Banks want two years of signed annual financial statements, current management accounts, six months of business and personal bank statements, and a tax position that's up to date. Our accounting desk prepares that before submission, which is the single biggest reason self-employed applications get declined when they shouldn't.
How much deposit do I need?
Full one hundred percent bonds are still granted, particularly to first-time buyers with a clean credit record. That said, a deposit improves the rate you're offered and reduces the instalment. First-time buyers in the current market are putting down roughly ten to thirteen percent on average. Remember that the deposit is separate from transfer and bond costs, which you also need in cash.
What is a pre-approval, and is it worth doing first?
A pre-approval is a credit check done before you make an offer. It'll tell you what you actually qualify for, flag any credit problems while you can still fix them, and it shows sellers you're serious. Applications backed by a pre-approval are approved at a far higher rate than those without one.
Does applying to six banks damage my credit score?
No. Home loan enquiries made through an originator within a short window are recognised as a single shopping exercise by the credit bureaux, not as six separate credit applications. This is exactly what the origination model was designed for.
Do you handle commercial property as well?
Yes, and it's a genuine specialisation rather than a sideline. We arrange finance for owner-occupied premises, tenanted investment property, retail, offices, warehousing and light industrial across South Africa. Commercial deals are structured and presented differently to residential ones, so they go to a separate desk.
