Equity Bond Home Loans, The Originators

About Equity Bond

Mortgage originators who negotiate, not just submit.

We arrange property finance for South African buyers, self-employed professionals, business owners and estate agencies. We work from Century City in Cape Town, with originators in Johannesburg, Durban, Gqeberha and George.

Who we are

A mortgage originator sits between you and the banks. You complete one application. We place it with every major lender, manage the document requests that follow, compare what comes back, and negotiate on the strongest offer before you sign anything.

Origination exists in South Africa because the banks price the same buyer differently. One lender may be building its book in your area, another may have just tightened its criteria on your income type. You've got no visibility into any of that, and your own bank won't tell you anyway.

What separates one originator from another is what happens after submission. Anyone can lodge an application. The difference is in going back to the credit desk with a competing offer in hand and knowing which desk will actually move. That's where the rate improves, and that's the part we focus on.

We also do the work that comes before the application. If your financial statements are two years old, if your SARS position is behind, or if you draw income from a business in a way a credit assessor won't recognise, we fix that first. It's the single most common reason good applicants get declined.

Who you are dealing with

Forty years of it, and he still takes the calls.

My focus is on providing honest advice, practical solutions, and helping people achieve lasting success.

I began my career at ABSA Bank, where I gained valuable experience before starting my own business in insurance, finance, and property at the age of 30.

For more than 40 years, I have had the privilege of working with clients across South Africa, building trusted relationships and guiding them toward their financial and property goals.

Today, at 70, I remain passionate about sharing the knowledge and insights I have gathered over a lifetime in business.

Equity Bond is one of three businesses under the Bazil Naidoo Group, alongside Snsure Brokers and Black Rock Property Group.

How we work

Four things we won't compromise on.

01

We're paid on registration, not on submission

The bank pays our commission only once your bond actually registers. That aligns us with you rather than with volume. There's no incentive for us to push you into a deal that falls over.

02

Negotiation is the job, not submission

Lodging an application is administration. Going back to a credit desk with a competing offer in hand and asking for a better concession is the part that saves you money, and it is the part most people skip.

03

The hard files are the interesting ones

Salaried applicants with clean records get approved anywhere. Self-employed applicants, commission earners, company directors and commercial buyers are where preparation actually changes the outcome.

04

You hear from a person

One named originator owns your file from first call to registration. You won't be handed between call centre agents or asked to repeat your income four times.

The path of an application

From your first call to the deeds office.

Five stages. You are involved in two of them.

  1. 1

    One application

You complete a single set of documents. We quality check it before it goes anywhere.

  2. 2

    Six lenders

Standard Bank, Absa, Nedbank, FNB, Investec and SA Home Loans all assess the same file.

  3. 3

    Offers compared

Rate, term, conditions and any concession, laid out side by side so the choice is obvious.

  4. 4

    Rate renegotiated

We take the strongest offer back to the other desks and ask them to beat it.

  5. 5

    Through to registration

Attorney instructed, valuation booked, file tracked until the deeds office registers the bond.

The numbers right now

Where the South African market sits today.

We keep these current, so you are not planning around last year's numbers.
